    Overview

This article covers creating a rental listing in the Letting module and getting it live on the portals. The process includes:

    • Creating the listing record
    • Adding photos and property details
    • Setting rent, availability and application settings
    • Publishing to portals

    Create the listing record

    1. Navigate to Listings and select + New listing.
    2. Search for the property. If the property is managed in Reapit PM, select it from the results and the address, owner and property details pre-fill. Otherwise enter the address manually.
    3. Assign the leasing agent responsible for enquiries and viewings.
    4. Select Create. The listing is saved in Draft status — nothing is published yet.

    Add photos and property details

    1. On the Photos tab, drag and drop your images. The first image is the portal hero shot; drag to reorder.
    2. On the Details tab, confirm bedrooms, bathrooms, car spaces and property features. Tick the features relevant to renters, such as air conditioning, dishwasher and pets considered.
    3. Enter the headline and description. Keep the headline under 80 characters — longer headlines are truncated on the major portals.

Tip: Portals rank listings with 10 or more photos higher in search results. Include a floor plan where available.

Set rent, availability and application settings

    1. Enter the rent amount and payment frequency. The weekly and monthly equivalents are calculated automatically.
    2. Set the available date and the lease term offered.
    3. Confirm the bond amount — it defaults to the statutory calculation for your state.
    4. Under Applications, confirm Apply with 2Apply is enabled so the listing carries an application link on every portal.

    Publish to portals

    1. Select Publish in the top-right corner of the listing.
    2. Tick the portals to publish to. Your agency website is included automatically.
    3. Select Confirm. The listing leaves Draft status and portals typically display it within 15–30 minutes.
    4. Any subsequent edit to the listing is republished to the selected portals automatically — there is no separate update step.

Note: If a portal shows an error in the publish panel, the most common cause is a missing required field for that portal, such as land size. The error message names the field to fix.
